people sell their land all the time but they almost always maintain the mineral rights! There must be a good reason for that so don't give up yours!!!!

@757beach The land we own is in North Louisiana. I just thought it was downright fishy! Something just didn't feel right about him!

@SteelerNation I don't even want to lease. He specifically stated the term to be UNTIL THE WELL IS DRY!
I don't think that would be anytime soon! And I would like to keep it for my children and their children......so on.

We own mineral rights in West Texas. We have leased it several times. Never sell your mineral rights. You might get a onetime big payout, but then you are done.

Don't sell your mineral rights...But, depending on what you want to use the land for, you may consider leasing the mineral rights for a nice initial payment AND a good ROYALTY on money made from what's extracted until the terms of the lease are over...Never do a deal for one lump-sum payment unless the terms are in actual dates...As others have mentioned, see an Attorney in that field...
 
I'd never to business with anyone who just called me out of the blue though...Be careful...

@eddyfree...is so right...I did leasing in the Barnett Shale as a "landman" and always told my clients never sell the minerals if at all possible... get legal rep in that field and state to help ya out...or I can help you with what I know...

The guy called us back we both told him no he raised his offer to $100,000. After we both had turned him down he wanted to know what we were looking for. I told him NOT FOR SALE for any amount! And now that that is over we are heading out to the property this week to see what in the world is going on. Chatting with the locals and neighbors! Dreading the drive though 6 1/2 hrs!

@startx77073 I have maps of the land from google earth! Love the aerial footage. We plan on bringing a quad copter and filming it on our own as well! We are also researching land rights as a relative that butts up to our property has started build storage shed on our property!

Quick Landman story. Last job I worked with a LandWoman. She was a joy. One Lease had a feuding family. Literally, they did not speak. She found out one family member had cancer and worked diligently to reunite the family. She succeeded and reunited them before the gentleman passed away. Now that is a good day at the office.

My step grandmother had mineral rights...she always had a monthly check, however it went to my uncle after she passed(dad did not get much sore subject) keep it in the family. Make sure you get a lawyer if you(sister) change your mind don't want a bad check etc.....
