@Sammee: yeah. That's another reason that we moved when we had the chance. The house behind us became a rental just 6 months after it was built. The original owners sold to one of those Open Door set ups months after they moved in. I saw the renters once. and they seemed nice enough. Didn't have any problems with them. But I thought what about the next renters? The lot wasn't that big so I would have been out of luck of we would have gotten stuck with dud renters.

@Sammee : This is true - not all renters suck but most do. I remember when we left the rental over in Atascocita North. The owner offered to lower our payments if we stayed - he told me he had rented that house to 9 different people over a 12-year period and most of them trashed the house and couldn't pay the rent every month- we were there five years! I felt bad for him because he had such a hard time before, but we had finally bought a house and had no interest in staying there or renting anymore.

@West-Tex : is that even allowed in residential neighborhoods? Wouldn't the HOA have a problem with that. The HOA has a problem with so much why not this

Group homes are usually supposed to be away from normal residential homes because of things like this.
They have to be approved by the county and have regular checks done on them to make sure they're in compliance.

We had this problem about 15 years ago with a rental house on Spoonwood. They put 15 girls with felonies in the house. I'm going to assume they run supervised because cops were there at least 15 times that I know of. The HOA finally sued the owner but it took a year to get them out of there. In the meantime, the owner, who said he was a pastor, but the other house next door it was going to put boys in the house. Thank God we got them out of there. It is scary. I've had a house next to me that was a section 8 house for 3 years. There were three different tenants over there and each one of them trash the house. The owner finally got tired of it and sold the house. This is what our neighborhood's becoming. I know that ACIA doesn't have a management company now in God knows where the board is these days. They are still having meetings by zoom and of course most people don't like that. We have a dead tree on the circle of our house. We neighbors are upset because that tree is bitter than a doornail and it's going to fall on somebody's car or house. Hopefully not a person. Who do you call?

@AMCLady : if it's a circle in middle of the cul de sac, call county precinct.
 
If it's in someone's yard, it's up to the owner.
 
The HOA is only responsible if it's on land that they own.
