New $2 billion lagoon development is coming to Houston next year
 
So I opened this thinking where in Houston? Then I saw it's Huffman/New Caney. Hopefully it works out better than the other. 😬
 
"Megatel Homes announced Thursday it has plans to build a more than 1,000-acre home development called Saint Tropez that will feature a resort-style lagoon in northeast Harris County off the Grand Parkway and Huffman Cleveland Road, according to a spokesperson for the developer.
 
Megatel Homes' Saint Tropez lagoon will offer white-sand beaches, paddleboarding, kayaking, a swim-up bar, splash park, playground, water slide tower, cabanas and more, according to a release. A spokesperson confirmed the lagoon will be open to the public but residents will have exclusive access to other amenities, such as the fitness center.
 
The development will also feature an entertainment district outfitted with a public restaurant, bar, lounge, teen arcade, bowling alley and an indoor children's play area. Other community amenities include a fitness and yoga studio and event spaces.
 
The company plans to start selling the first phase of the development within the next 60 days, with a projection completion date by the first quarter of 2023. It will offer 4,500 single-family lots and multifamily units. The single-family homes will range from,1500 square feet to 4,000 square feet and sell for between $350,000 to $700,000."

There are some very expensive houses over here. The prices in the Commons are crazy and it's not far down the road.
I checked the price on a house for sale next to my daughter's friend and it's around $800k.

@MrsT : Yeah. But the Commons has massive lot sizes. So a lot of the price is the dirt that is under the house as opposed to the actual house.

Sounds like another Balmoral to me. Thanks but no thanks. I would not want a neighborhood pool/lagoon that gives access to the general public. Brings in a lot of traffic and potential bad actors. Balmoral has had problems. The Groves' pool is pretty small, but I'd rather that than having everybody and their brother coming into the hood to check out the lagoon.

All that farmland in Liberty Co. is going to explode with development in the next decade with the completion of the G Parkway. TxDOT will have to add more lanes in the future…

Well Huffman is going to be ruined. Those fools that buy into this better realize whether their HOA is involved in this crap. If their HOA is involved , as soon as the developer leaves they will be stuck with that crap to pay for it. Bad enough to be stuck with a golf course.
below is a quote from the Highlands development in Porter. Can anyone want a HOA fee like this. This is BS.
HOA:
$2,260/annually with the developer for the Encore Program

The sub-association fee for Fairway Pines will be approximately $200 per month in addition to The Highlands HOA fee to be paid quarterly or yearly. These fees include front yard lawn maintenance and the operation, maintenance, and repair of amenities, common space landscaping, and specific Active Adult lifestyle activities for Fairway Pines residents.
