I'm wondering why it sounds like SHE is responsible for replacing those units. She leases and has a landlord. Wouldn't the landlord be responsible? It's his property.

Catmae : In the vast majority of commercial leases, whoever is leasing the space is responsible for everything. In this case it would be the air conditioning units.
