I never understood how people want to live in a planned community, sign legal documents to follow the developers deed restrictions and then complain about them. There is land between here and Dayton or Crosby that you might want to check out.
I also don't understand how the Texas Legislature can allow things that are against our deed restrictions. Example….no business are to be in our subdivisions. I understand when you can't tell a place is a business but there have been people who have tried to get away with a day care center in their home. Deed restrictions say our homes are to be used for single families. Then the government says we can't say who is a family and who is not a family. The government says felons have the right to live in our homes and be run as a business (half way homes). Then we get what we are now arguing about. Renting a home out to different people every week or weekend. That is a business yet because the guy who wrote our original deed restrictions did not have the foresight to see that people would start using a single family home as a hotel.
There is a subdivision over off Will Clayton near the Eagle Springs Wal-Mart Market. My daughter and her boyfriend rented a house for 3 days over Thanksgiving weekend. Went over to pick her up and the street had so many cars parked on both sides of the street you could hardly drive down the road. Houses are not the best looking either and this is a fairly new subdivision. Went back on Sunday to see her before she left and I was amazed at all the trash that was at the ends of every driveway. She had to be out at 11 and I guess everyone else on that street was also renting and had the same rule. The trash was crazy amounts. I was shocked to say the least. I am so happy I live on a street that is not like this. But some seem to think this won't affect them or the price of their home in the future. I have read that large companies like BlackRock are trying to buy homes so they can do just what Pinehurst is telling you all. Lawyers for these subdivisions are trying to come up with a way from this taking over subdivisions. Some of you are looking at this from a money aspect but you need to to look at the larger picture. Not very neighborly to turn our neighborhood into one big rental property while you move to Austin or someplace and then don't care about what is going on here cause you make some money off it every month. The ones who want to have a nice place to live, follow the restriction they SIGNED and AGREED to don't want a different person next to them every weekend.
As some have said on here, the legal expenses to try to make people move their boat, mow their lawn, take their car off the jacks is crazy and time consuming. Now take that by hundreds of people who don't live here and don't care if the yard is crap or the renters are loud or even if the renters just saw you leave to go get groceries and decide to break into your house.

That seems to be a stupid owner. One owner doesn't mean all would be. If I were to do it you would never hear a thing about it. Stupid people get themselves into what they do not know about. Almost, all the beach homes are doing it and I have done it for probably 20 years with no problems. That being said I don't plan to do it but I want my son to be able if he needed. Basically, you probably can not do a thing about it unless the ones that are just stupidity renting.

@Pinehurst No vote for me to let a few people decide on our community. As I have said, I have been here since the beginning of Pinehurst. I bought our home because two guys told me about it when I was on an airplane coming to make plans for marriage. I wasn't going to live in his apartment and I bought the house. I think we stayed in about 4 or 5 years and bought my dream home. I have really no interest in it accept a few people that have been on the board too long should NOT have the right to decide. I might just leave my trash can out for a few days and see if I get a letter! Honestly, if the owner has no sense about what they are doing and make problems THEN they should be stopped but if an owner decides to rent a night or two and there is no problem they should be left alone. If I decided to do it, you wouldn't know because I have been doing it with my beach home with no problems at all with a contract and security fee. Heck, you may make me want to do it because I have way too much room here and you would never know. Just keep driving around finding stupid crap to think the owner should do it your way.

We will see how you feel when one becomes an AirBnb on your street and you are finding drug needles in your yard like some of the other residents are experiencing.
I will say it again, a vacation area is very different than our community.
Hopefully, for the sake of our fellow ACIA neighbors who are experiencing extreme issues, this passes quickly.

Please go door to door in your section and talk to people- the overwhelming majority of people who understand the issue are against short term rentals, they just need to vote.

@Pinehurst : I am very well versed on what you are trying to do. I have no plans to do it but if I needed to do it I would with good guidelines and contract for the night or whatever.

What my neighbors do is their business. I hope it is someone I know well so I can guide them on how to do it without anyone even knows. I hope you mean these people are renting a room in their home while they are there for a night or two. If they are being a problem there should be a solution but if they are renting without no issues, why would it be any of our business? If I drive around, will I know "whoa! there it is ?"

@ladybeachbum : I told you about the street over by Eagle Springs. Yes, when a street is renting out their homes, you will see it. The trash alone gave it away and when all the homes had people putting out the trash before noon on a Sunday.

I don't think this has anything to do with our HOA. I'm not a fan of our HOA, I'll just leave it there. But this does has to do with the families who live in the neighborhood. We have two STR's (short-term rental) on our street. It's awful. We can no longer leave our garage door open, we are fearful for the children to play outside when there are different strangers every week/weekend in our little cul-de-sac. We counted cars one weekend, there were 16 all lined up. The Airbnb on our street advertises "up to 18 people" in their add, and yes, there were 18 people there. We bought a house because we wanted a single-family home neighborhood, not a business neighborhood. And the people buying these homes to turn into STR's, they don't live in the neighborhood. They live in neighborhoods that don't allow STR's, so they buy them in our neighborhood and don't have to live next to them. We are obviously voting "FOR" this amendment. BUT…
It's really up to the families, residents and homeowners of the community, not the HOA. People really need to vote and then whatever the communities/neighborhood wants, that is what we will have. If you DON'T want STR's, you vote "FOR" the amendment, if you do want STR's, you vote "against" the amendment. It's that simple. We pay a lot of money to the HOA and for property taxes, so please take the time to vote. Thank you.

Eagle Springs doesn't apply to here. I will drive around and see if I see problems but I have many friends that say there are no problems just a bunch of people wanting to overlook our homes. Yes, there should maybe be rules if they do it. As I have said, I rent my beach home with a contract and in 10 years I have not had one problem using my contract and deposit. I have a huge home and my son and I only use one side of it so if I thought I needed, I would do the nightly rental like I do at the beach. If these people are not getting a contract and putting rules then they are the problem not everyone else. I guess it just smells of too much control for these people. They ragged me about my husband trailer that you would have to be looking for it and honestly I have a HUGE driveway and you had to look for it. It was only there when we were taking something to the beach. My new neighbor has a beautiful trailer and we were talking about this problem. A travel trailer that you use every weekend or so should not be a problem. I guarantee that trailer cost more than some homes.
Renting out the entire home with no restrictions should have some restrictions but it is their home not ours. Maybe call the constable if they are being as bad as you say.
Send me a note and I will go look. I doubt I will change the fact that this area is OLD and some might need to supplement their lives but with rules. I would be glad to help anyone that does it and wants to do it without getting all the heat. They just need a good contract and it watched. I just realized I have been doing it for 30 years without a problem.
I believe our board should be no more than 2 years.

Agree 100 percent. If this doesn't pass and more homes are bought for this purpose, our neighborhood will tank and those of us who want to live in a nice neighborhood need to bail out soon. Then the people who think there's nothing wrong with it will realize real quick what our concerns were. I plan to stay here until the neighborhood begins a rapid decline then I'm getting out as are many of the people that I know. We have been very lucky in that our neighborhood has stayed very nice considering the age. We have stayed relatively crime-free in comparison to other neighborhoods surrounding us. But I'm already starting to see the decline and anticipate it to be worse when the new neighborhood on Pinehurst trail opens. If you notice those townhomes that were built along West lake Houston very frequently have shopping carts in front of them. I fear that will be our neighborhood soon if we don't actively unite and fight to keep our neighborhood safe and clean. I'm so sorry you're dealing with short-term rentals on your street. Please know that there are many of us who feel your pain even though we are not personally experiencing it and are fighting alongside you.

I watch that development from my upper deck and I have been told the ones built before have very good reviews. I didn't like the fact that was happening but then life goes on and I didn't buy the property so it isn't mine, but I could manage it. Several people have said it is well managed. They do have a lake feature with a nice water feature. I am on my deck more and have not seen anything yet to worried about. It gets bad, I will move to the beach and rent my house. LOL
