ACIA Short Term rental vote is being presented to the residents for their decision on this issue. VOTE in favor of short term rentals. Residents already have too many constraints on their property. With the housing sales/rental market being dead this could be a way for homeowners to save their property from foreclosure and with so many workers losing their jobs it's also a way to earn income. Don't sign away our property rights.

Please do not vote based on a post you see on this website. Educate yourself first. You will still be able to do short-term rentals as long as they are not used for "hotel" purposes. So if you want to give someone a 3-month lease you'll still be able to do that. It just has to be approved which is a very easy process. The point of this vote is very specifically to stop the airbnbs that are infiltrating the neighborhood that are owned by people who don't live in this area and have no vested interest in keeping the area safe. The reason why this whole thing started is that many of the neighbors living on those streets are dealing with all sorts of crime. This vote is not about restricting homeowners. It's about preventing corporations from taking over our community and running it down. If you have additional questions, you really should attend a meeting to understand the reasoning behind it. Most people do not want to live in a community where people rent homes to move people who are victims of sex trafficking, run brothels, or host drug parties.

I already have one of those two doors from me and I am not happy. Some of the people who have rented there have been fine, but others have not been fine. First it was the farm family with their many farm animals. The rooster was noisy and so were the doberman pinchers who barked 24/7. There were also chickens, rabbits, a donkeyand a bunch of ferrell cats. The owner calls the house short term but the farm people were there for more than a year.
Last year, a bunch of frat boys moved in for the semister. Each one of them had a loud sports car and they were in and out all day long. They drove us nuts.
Now it seems to be rented by a sports club that occasionally brings in sports teams on weekends to stay over night.

@Pinehurst : The printed proxy I received stated that any rental would have to be a minimum of 1 year time period. Nothing was stated about a 3 month period. Where did u read about the 3 month period?

I agree! If they want to pay our taxes and fees, they can tell us what we can do! Vote them out!
To add many areas that rent for the weekend or a week. My beach home has been amazing for having renters for short time and very profitable! I am not in the idea to do it here but down the line if I should be gone, I would want my son to have roommates if he needed or wanted.
There is way too much coming out of that office and they need out. Maybe they can get our high grass that
the big building now is all over noise and a water feature that will be bringing snakes and whatever..

OMG. Hell no. Hell-to-the-no.
That is just asking for trouble / parties / drugs / shootings / cars lining the streets.
Houston neighborhoods just went through all this.

Just talk to this lady that has been doing it 20 years or so. NEVER, had a problem! Your friend probably didn't have a contract and a damage deposit. Most of the beach homes have daily rentals. I really don't care one bit because if I decided to do it, I wouldn't be telling them and there would not be a problem.

One would have to ask themselves. Why would people want to rent a home in this neighborhood for one night? It isn't a vacation destination where that's expected and you're going to get families. This isn't about someone getting a roommate while they're living in the home. This is about people buying properties that have no interest in maintaining the safety of our community renting The home's out for purposes we don't want in our neighborhood. People on Sundance are already dealing with a halfway house bringing the criminal element into the neighborhood. Why on Earth would we want more of that?

What is the proposed amendment?
No lot may be leased for transient or hotel purposes. A lease of a lot for less than 12 months
would be deemed to be the use of the lot for transient or hotel purposes. However, the lease of a
lot on a month-to-month basis at the end of a 12-month or longer lease shall be permitted when
the lease is with the same tenant.
Additionally, the Board, in its sole discretion, shall have the authority to approve a lease term of
less than 12 months on a case-by-case basis for requests, including but not limited to hardships
and lease back scenarios relating to the sale of a lot.
The lease of a lot for use as transient housing, including but not limited to, hotel, motel, tourist
home, tourist house, tourist court, lodging house, inn, rooming house, boarding homes, bed and
breakfast, party venue, meeting venue, vacation rental, or other short-term rentals uses, including
through the use of entities such as or similar to 'Airbnb", "HomeAway", or "VRBO", would be
prohibited.
What does a vote FOR Amendment mean?
A vote for the amendment means that you agree with the above property lease restrictions

Homeowners would still be too restricted and also at the discretion of whatever board members were currently in office.
 
Also the this deed restriction is open to further definition. The current deed restrictions have been interpreted/changed with the addition of the policies that were added years after the deed restrictions were adopted.

So you would rather have a home on your street that is used for trafficking and drug parties? Because that is what is happening.
They didn't just think up this because they wanted power. I trust my neighbors on the board to make decisions about my community much more than someone who doesn't live here.
The only thing that would be "too restricted" is what is already causing the community harm.

Hopefully, the majority of residents understand the seriousness of this problem and take the time to vote. Just hearing from the residents who are suffering and knowing that more of these homes keep popping up should be enough to get people to act.
If you desire safety in our community, please vote for the ban today. The faster this can be implemented the better. Our community have suffered in recent years and anything we can do to eliminate problems should be done.
Anyone who has questions should attend the meeting in March.
