57,000 new homes Were built in a flood zone in Harris and the four counties surrounding between 2017 and 2025.
Many may be in for a surprise one day in the future.
No wonder flood insurance is so expensive.

This is the result of greed among these developers. I am so happy that many prominent landowners in Texas are now donating their properties to the State and reverting prime habitat to the people for all to enjoy.

Not surprised, but I also partially blame the city/county to allow them to build. And yes of course it is all about money.

That's a good message to send to all buyers. I asked my realtor to check the flood plain map to see if my home was on it. It was important for me to know if I would need to purchase flood insurance. Buyers can then make an informed decision as to whether to purchase the property.

But just because a property is not in the flood zone now, doesn't mean it might not always be safe from flooding.

I did not read the article so was it referring to the 100yr or the 500yr flood plain?
We do some in the 500yr flood plain but we fill to get the lots 1 foot above the flood elev. minimum and we tend to provide more detention than the county requires. We also mitigate in the flood plain. For every cubic yard of fill we put in the flood plain we cut that plus in the flood plain so we do not have any negative effect on the existing flood plain. We also do the process to update the fema maps. Some developers will only do the min. that the Engineer suggest. We take a more conservative approach to our designs. I can say I only had a few home get water into the garage during Harvey. We reviewed every thing and the home builder disregarded our plans that leaded to the water getting into the garage. The section next to mine done by a different firm had almost 200 homes flood with up to 5 feet of water and they fallowed the county requirement at the time also.
