Help with Tax Protest
 
So, I filed my tax protest myself, and I finally got a response from iSettle. I'm not exactly sure how this works. Here is what they sent to me. So, this means they would assess my taxes on the lower market rate? Then why is the appraised the same as before?
Market Appraised
Old Value $236,765 $211,750
New Value $226,024 $211,750
Any insight would be appreciated!

i went and looked at mine from last year, since i haven't received anything from them for this year yet.
 
i did it online and accepted their offer online. it just listed the market value last year.

so maybe they have a new format this year. sorry, not much help.

@Vinbert : I'm thinking the second number (211) is with the homestead exemption but if so, why isn't the new one lower?

@HumbleGirl : That's my major malfunction lol. I mean, if my market value goes down, shouldn't the appraised value go down as well? Which number do they base your tax assessment at? There is also this, from the email, which I think states that it goes on the lowest number?
 
"By law, taxes for residence homesteads must be based on the LOWER of market value or appraised value, as adjusted by this agreement. Once you approve the agreement, we will adjust our records as needed so that the lower of the two amounts is used in calculating the value that the various taxing jurisdictions in Harris County will apply to the 2020 tax rates, which will be adopted by their elected officials this fall, and your settlement will be entered so there will be no need for you to appear for a hearing."
 
In which case, the lowest number is still the same number as before, and as such, there will be no reduction in my taxes? So what was the point in protesting? Emoticon

@Vinbert : I use to have good luck protesting mine and then they started doing that crap by lowering the market value and not helping you on the appraised value. Now I just leave up to the tax companies to fight it for me. It's not worth it for me to go down there anymore.

So, just did some quick research, and they have raised ours by the max 10% for the last two years. They would actually have to lower the market value to below the appraised value in order to lower the taxes. Apparently, at this point, I either shut up and swallow it, or go down there and fight. They might not like their results this year, with a lot of people working from home, flexible schedules, or just plain laid off or furloughed, it will give people a bigger opportunity to actually go in and protest.

@Vinbert : Last time I went down there they told me they only deal with the market value and my protest had nothing to do with the appraised value . I had been doing my own for years and never had that problem until then. I was so mad I wanted to knock the @#$ out of the guy.

My understanding is that the market value and appraised value should be the same, but if the market value increases dramatically they can only increase the appraised value 10% per year, so it often lags behind. If you can get the market value lowered, such as showing evidence of damage and flaws that lower the sale value of the property, the appraised value would be lowered to match the new market value.

I protested, but both original values were equal, and they were both lowered equally. I'm not sure how they gauge this but obviously not a universal formula.

Best thing is to use a property tax consultant to protest your taxes. Mine has help me keep both appraised and market values lower than everybody on my street. They only charge if they help you reduce your tax bill.
 
A DYI approach is not worth my time.

They tax you on the appraisal value which were both raised this year. Most experts say that this is too much money considering what's going on right now and I declined it. I will wait to see them on the third hearing so I could speak to a board of people instead of an Hcad clerk

@Vinbert : They don't even have a right to tax us every year. The best protest will be similar to "the shot heard around the world" (Lexington/ Concord. Hot lead is unfortunately the only thing that is going to stop the theft by our misguided idiots in Austin
