Despite what the opponents of the golf course ranted on about, we lost a lot of value when the golf course closed. We are just now getting values back. Mine went up considerably this year, but is up only $4,000 from the valuation in 2010.

Maybe for those on the course. But I am not be n the course and ours went up almost 40 in two years and "market value" is over 50.

It is what people were trying to point out several years ago. When the property on the golf course plummeted in value the homes adjacent to them (but not on the course) went down as well. When those adjacent homes went down then the others in the neighborhood followed suit. Collateral damage.

The economy tanked at the same time and all of Atascocita went down.

Neighbors bought in 2011...for $150k...put $25k. Into it...m.now.selling for 250k...

Homes in Pinehurst , in general, are following decreases/increases in similar subdivisions in other parts of Houston based on economy. Many even on the gold course did not decrease when course closed or increase exceptionally when course reopened. It's the economy stupid! (remember that phrase?)

I turned 65 a couple of years ago and most of my tax's were frozen.
 
My values has increased ten percent a year for the past three (max allowed). Sometimes think of moving but with our low MUD tax's and frozen value my tax's would more than double for the same values house else ware.
 
No wonder our neighborhood keeps getting grayer.
